  3. Income Approach: this is mostly  used to calculate the property’s value based on the income it generates or how much it could generate in the future.
  4. Cash Flow Approach:  This method is used to calculate all the inflows and outflows connected with the property, its annual cash flow and profit at the end of the year.
  5. Capitalization rate Approach:  This method is used to calculate the rate of return on a rental property.
